My experience with Ben Leeds Property Management was horrible from the beginning to say the least. I started with the property I lived in with another company, who sold to Leeds within a few months of my moving in. Leeds Management, in a nutshell, do not answer any questions, whenever I had a problem, it would take them MINIMUM 7-10 days to address the issue, claiming that they would put in a "work-order" but it would take the maintenence team at least a week to come "fix"the problem..the reason I quote this, is because they didn't use a professional repair company, they used some guy who they claimed was their "personal maintenence man" I had SEVERE leaks in my roof and the ceiling had a huge bubble that I thought was going to explode..this was also right on the light fixture in the kitchen so I was afraid it would cause a fire or blow something...they said they had to wait until after the rains, when they did, they claimed to fix it, but it happened again the next rain we had. This happened FIVE times...each time they would claim to repair the hole on the roof, but it always did the same thing. Next major problem, I had rats...for a YEAR...it took me calling them so many times I can't count and no one would help me. The office staff was SO rude and would not help, only saying they put the order in. I finally conatcted Vector Control of Los Angeles, who came out and inspected, and HIGHLY urged me to contact the health dept. but I didnt want to cause problems. So I called Leeds again and told them what Vector said to which their response was, "go ahead" I told them that they HAD to get me an electric rat trap which was the only way to catch the normandy/roof rat...it was caught within 2 weeks. BUT, I had suffered through thousands of rat droppings and urine all over my house which is not healthy, and I told them this many times. I also discovered that the rat had had babies in my closet in my bedroom, which I had to catch on my own...there were 4 rats total in my apartment for close to if not a year. My last MAJOR complaint is that I moved out in January and was promised my refund within 21 business days...I JUST received it today, which is April 2nd. I literally had to call 3-4 times a week and talk to the very rude office staff, who did NOT want to help me, but tell me "It was sent out already" then once they said "Its in my hand I will send it out today" but 3 weeks later I still didn't have it. I had HORRIBLE experience with one girl in particular, Laura, who would actually hang up on me when I would get upset about getting MY money back. I asked for the manager, Tony, OR Fidel, to call me back everytime, but would either be told, "He is not available", "He is not in or will not BE in today", or "Thats why they have assistants" to which I would reply yes but the assistants don't help me. One person told me she would call him on his cell phone right then and tell him to call me, he didn't. Another told me he was in a meeting and I said PLEASE have him call me before he leaves for the day, to which she promised she would tell him...he did not call me. Everytime I asked for the manager to call me, so that I could try to get somewhere, they would tell me the manager doesnt handle things like this, and I said I WANT TO SPEAK TO HIM ABOUT OTHER THINGS YOU NEED TO HAVE HIM CALL ME, this was just yesterday in fact, and she said "ok"...he did not call me. I don't understand a company that operates like this...I was so upset everytime I called. In addition, they charged me for things I didn't do and took $600 of an $895 deposit. I am so unhappy and stressed about it, but I am just glad it's over..and if I can help someone else from having to go through what I did, and I know other residents of their properties do, then I will be happy.
